[Quality of Life] Popular NJ Towns / Neighborhoods

Hi All,
I've noticed a number of postings on the Cliffside Park message board discussing the key features (schools, transportation, quality of life, etc) of the more popular Bergen County towns and neighborhoods. I am planning to start investing in single family properties in the Bergen County area and was hoping you could expand upon some of the discussions you’ve posted.
I am primarily interested in finding older, run-down properties and fixing them up to rent or sell. To that end, I am researching which neighborhoods are the “safest” places to invest (most likely to experience appreciation or hold their property values, most desirable, most rapidly growing population, etc). I currently live/work in Manhattan and would like to focus on a nearby neighborhood, which is why I have mostly been researching towns such as Cliffside Park, Edgewater, Palisades Park, Fairview, Ridgefield, and Fort Lee. However, I have only lived in the area for 3 years now and do not have the benefit of first-hand familiarity with the towns I would like to invest in. That is why I am writing to ask for any input you may have on these locations as I’ve found anecdotal information and general reputation are just as valuable as real estate statistics and population trends. Any thoughts you have about what areas you think would offer strong investment opportunities or any quick characterizations of the more popular Bergen County towns (such as what I’ve quoted below from past postings) would be extremely helpful.

“If you are thinking of moving to the Bergen County area, here are a few things you should know:
1. Even though Cliffside Park is close to the city, the schools are some of the worst in the county. If you do decide to move to CP, only look in the East Palisades section, which is east of Gorge Road or Palisade Avenue, depending on what part of town you are in.
2. Edgewater and Leonia are good options since they have good schools. Except for elementary school, Edgewater kids attend school in Leonia. If you are planning on renting instead of buying, look at Edgewater since they have much more rentals than Leonia and CP. However, buying a house in Edgewater will cost you a lot. And in regards to Leonia, the houses there are mostly older, which will mean that you might have to do a lot of renovations. If you are looking for a house with modern features such as a jetted bath tub or an open layout, you might want to look else where. Leonia High School is the 82nd best high school in the state.
3. Fort Lee will give you the most bang for your buck. They have the 43rd best school district in the state and you can either buy an apartment, a house, or rent an apartment or even part of a 2 family house. Prices in FL are not that expensive, especially if you don't mind living on a main street, such as Palisade or Anderson Avenue.
Then there are the towns north of the bridge. If you have a lot of money to spend, this is the place to be. Tenafly and Cresskill have some of the best school districts in the state. However, you will have to pay a lot to buy a house and in property taxes. Rentals here are pretty much non-existent. Your commute to NYC will also be a bit longer, but the trade off is better schools and a quieter neighborhood.
If you are an average middle class American I would recommend going to Fort Lee. They offer you a lot in comparison to what you will pay.”
