Yearly Rent Increase?

Hello there.
I am currently living in this town and would love to extend my lease with my land-lord.
I am curious about the rent increase in Cliffside Park. People tell me the rent is increased by 5%, is this correct? Is there any regulation/rule/law that describes/dictates the increase in rent?
Any help would be appreciated and have a great day :-)
